Phases of work

The program development phase is the critical place where we build and understanding of you, and your needs.
Our goal is help you figure out what you need and establish the project parameters that will define a successful outcome. In this phase, our services can include needs assessments, feasibility studies, site selection, code review, partnership formation, and budget analysis.

Contract Documents
Often referred as Construction Documents, we view this as inadequate terminology for the critical nature of this phase. Once the Design Phase is complete, the Architect’s primary responsibility is the creation of a complete set of drawings, specifications, and schedules that serve as the actual basis of the contract between the owner and builder to perform work. Any gaps or discrepancies in instruction carry the potential for additional costs, schedule delays, or missed expectations for a project.
Procurement
Who will build your project? Are they qualified for the project? How will you evaluate similar bids? What type of contract should you use?
We help you identify qualified bidders, manage the bidding process, set contract standards, and help establish contingency budgets should unforeseen challenges arise.
